Due Diligence

Almost a month from our initial offer we’re finally in due diligence. The sellers provided at their expense a full inspection of the main cabin to which we were neither surprised nor encouraged – and that is why almost three weeks went by before negotiations could proceed. There may be some potential foundation issues, so we’re meeting with a contractor who specializes in remodels.

The owners have asked to meet with us and we look forward to making their acquaintance. Because they will carry the mortgage on the property for 6 months, I assume they’re a bit anxious and curious to know our intentions and character. I don’t blame them. Our unusual financing arrangement is allowing us the time to do some major renovations and to get our present home sold and to allow us a smooth transition in general.

Tomorrow is our deadline to prep our house for the market and for the most part we’re ready! I will continue to purge closets and drawers, but all has been cleaned and polished and is ready for scrutinizing thanks mainly to my oldest daughter and our son. Thanks kiddos! Keith completed a project today that has been 6 months in the making. Pictured is a new aviary for the parakeets. While the rest of us are downsizing the birdies are living large!

The Realtor and listing photographer are scheduled for Wednesday morning – ready….set….GO!
