The flora at Yonderways has suffered some loses during the restoration, all of which were of necessity. Many trees were diseased and/or dead hemlocks, others sacrificed their lives for new sewer drain fields. But the great take away from this news is Duke Power has engineered a plan to get all new modern 200 amp service to the cottages which will be completed in two weeks, and on top of the new service, the engineer has worked a way to have the lines buried to the new junction box free of charge! FINALLY – we’re getting a financial break, AND I’m down to about two more turns at the laundry mat! Whoot-whoot!!
Then there’s the concrete being delivered and literally pumped uphill to the new front porch and new HVAC pad. New concrete footings are also being poured for a new carport wall going up to replace the other that is being shored up with 2x4s.
Pisgah Insulation is here finishing up the insulation. And tiling is being finished in the guest bath, all the new shiplap ceilings are in place and ready for painting, and the master bath tile will begin on Monday. And the sheetrockers are due in tomorrow (Saturday) to tape and mud.
Keith and I will be working sunup to sundown Saturday and Sunday prepping the cottage for a home appraisal that is taking place on Monday. Fingers crossed the restoration is far enough along this time to rate the monies we are seeking to borrow. The appraiser is doing a “Subject To” appraisal. The “Subject To” appraisal is one in which the value is based on a what a home will be worth after an improvement has been made. And because of the extensive restoration that has been done they’re now appraising this as a new build as well.
